How much does a new roof cost in the UK?
A full re-roof on a typical three bedroom semi runs about £6,000 to £12,000 including scaffolding, new battens and a breathable membrane. Slate costs more than concrete tile. If the timbers need replacing the price rises sharply, which is why a roofer should look properly before quoting rather than pricing from the pavement.
How do I know if I need a repair or a full re-roof?
A handful of slipped tiles on an otherwise sound roof is a repair. Widespread nail fatigue, sagging between rafters, or a roof that has needed three or four separate repairs in as many years is telling you the covering has reached the end of its life. Get two opinions before committing to a re-roof, which Mazdurr makes straightforward because you receive several bids on the same described job.
Should I use a roofer who knocks on my door?
Be very cautious. Unsolicited doorstep roofing work is one of the most common routes to being badly overcharged for work that was not needed. If someone tells you they spotted a problem from the street, get an independent opinion before agreeing to anything, and never pay in cash up front.
Does insurance cover storm damage to a roof?
Most buildings insurance covers storm damage, but not gradual wear or poor maintenance, and insurers do distinguish between the two. Photograph the damage before any work starts, keep the roofer's written report, and tell your insurer before authorising repairs beyond what is needed to make the property safe.
